Make your home ready for selling

So, you have decided to sell your house which is often a difficult decision to make! Some of this is facing the fact that this may mean a major declutter and finally touching up the paintwork.

Marketing a home that is clean, bright and as clutter-free as possible means potential buyers visualise themselves living at the property and you will have more of chance of seeing that 'SOLD' board!

Once you are happy that your property is “sale ready” it is wise to obtain two or three valuations from local estate agents. Find the best local estate agent based on how quickly they sell, success rate/review rate and likelihood of achieving asking price. Choose an estate agent who you feel you can trust to work with you in selling your home. This will become a personal process!

Many people do not contact a solicitor until they have a buyer, and even a property to move to. By getting in touch early in the process, we can give you all the relevant calculations too.

This can include checking planning consents, party wall agreements, building regulations sign-offs or guarantees and certificates for works such as recently installed windows or boilers. You will also be required to provide an Energy Performance Certificate. This is a standardised document which ranks properties in terms of their energy efficiency. You can find an assessor in your local area by visiting the GOV.UK website, or your estate agent will help.

When to report a solicitor to the SRA
